The most expensive way to manage roofing is by running it to failure, but that’s the way the commercial roofing industry has been doing it for decades. This “reactive maintenance” philosophy, which involves letting the asset wear to the point of failure before addressing it, has been the norm in commercial roofing for so long because of the perception there was no cost-effective alternative.

Facility managers today are finding it not only makes financial sense to consider a commercial roof restoration as a re-roof alternative, but makes environmental sense, as well. How does it make environmental sense, you ask? Because it eliminates waste. And lots of it.

ROOFING WASTE, LANDFILLS AND DUMPSTERS. OH MY!

Nearly 10 percent of U.S. landfill space has gone to roofing waste over the past 40 years (U.S. Army Corps of Engineers, 2010), and it’s not surprising how that can come about.

As an example, let’s take a 12,000 square-foot roof to represent a small- to medium-sized commercial building. In this scenario, we’ll say it requires a complete two-roof tear-off and replacement. The bottom roof is comprised of 2” of insulation and roof system, and the layover or top roof is another 0.5”-1” of roof system, whether it’s a built-up roof, a modified system or a single-ply system.

For this amount of construction waste, we’d figure one 30-yard dumpster for every 1,200 square feet of roof, so we’d order 10, 30-yard dumpsters for the job site. Think of the visual there. How environmentally friendly does your business look when 10, 22-feet long, 8 feet-wide, 6 feet-high dumpsters are being filled with roofing material and hauled away to a landfill.

All that can be avoided with a roof restoration. Less waste. Less debris. Less disruption to your business operations.
